What will your home inspection cost? The inspection fee varies, as does the cost of housing, depending upon the size of the house, particular features, and possibly additional services such as radon testing and indoor air quality testing (IAQ).
As we discussed on our Expectations Page, we include moisture, gas leak, and carbon monoxide testing as a part of our inspection because we feel these are important enough to be a part of the testing process. We have the following "typical" fee schedule for your use. We will give you a firm fee amount after discussing specifics with you before we make an appointment.
Under 1500 Sq/ft: $300
1500-2000 sq/ft: $300-350
2000-3000 sq/ft: $350-425
3000-4000 sq/ft: $425-500
Over 4500 sq/ft: Call for Details
2 Units up to 2500 sq/ft: $425-450
Each Additional Unit: $100
With Inspection: $150. Without: $200
With Inspection: $150-200, Without: $225

An inspection that is starting to become popular is the pre-1-year warranty expiration inspection. If you purchased a new home in the previous year, this can save you thousands of dollars before your 1-year warranty expires. Most homeowners would be surprised by the number of items that are never installed or installed incorrectly in a new home. We do NOT conduct code inspections—this is done by your local town or city—but many items that are faulty are not code-related.
